Melbourne-based developer Orchard Piper, in collaboration with The Carter Group, has unveiled an exclusive collection of 54 premium residences within The Carter Building.


The Carter Building is a $300 million mixed-use development located on St Kilda Road. Designed by internationally acclaimed Kerry Hill Architects (KHA), renowned for their work on Aman Hotels, the residences embody sophistication and warmth. The design incorporates floor-to-ceiling windows offering expansive views, while interiors are defined by a natural palette with materials like bluestone and timber. High-end finishes ensure the level of luxury expected from a KHA project.

This residential offering features two expansive penthouses and a selection of one-, two- and three-bedroom apartments, with prices starting at $850,000. All residences provide seamless integration with a five-star hotel, granting access to an array of services, including concierge, valet parking, housekeeping and room service.

“Our goal with The Carter Building was to create a lifestyle that seamlessly blends the privacy of a premium residence with the convenience of a five-star hotel,” says Orchard Piper Director, Luke McKie. “Using insights from our existing customers, we’re providing a very deliverable service offering… so residents can experience a low-maintenance lifestyle of complete convenience.”

Additional amenities for residents include a mezzanine restaurant and bar, a café and state-of-the-art wellness facilities featuring a pool, sauna and gym. The Carter Building is strategically positioned within Melbourne’s arts and gardens precinct, providing residents with proximity to cultural landmarks such as the National Gallery of Victoria, Fawkner Park and the Royal Botanic Gardens. Furthermore, the upcoming Anzac Station is set to enhance connectivity to Melbourne’s central business district and beyond.

The development reflects Orchard Piper’s vision to revitalise St Kilda Road as a premier residential destination. “The Carter Building will play a key role in the revitalisation of St Kilda Road, bringing renewed vibrancy to this iconic boulevard and building upon its status as a premier residential precinct,” adds Orchard Piper Director, Rick Gronow. Construction is scheduled to commence in mid-2025, with announcements regarding hotel and spa operators expected early in the year.
